Dormer loft conversions
To create more usable
space in a loft conversion, dormers can be constructed. There are a number
of different types of dormers to choose from, the most common are either pitched
roof or flat roof dormers. Pitched roof dormers tend to look better from the
outside, as normally they will be in keeping with the existing roof pitch,
whereas flat roof dormers offer more usable space inside the conversion.
If planning permission is required for a loft conversion, it may be difficult
to gain approval for a flat roof dormer, although not in all cases. Dormers
can have a variety of finishes to match the rest of the property where possible.
Finishes range from cement based renders to hanging tiles, lead covering to
wood or plastic cladding, and most will be maintenance-free.

Velux loft conversions
Velux's come in all different types and sizes,
Skyline will offer advice ensuring you choose the right Velux for your conversion.
Most conversions will have a fire escape Velux, required by the local authority
building regulations department, usually on the front elevation.
We would normally advise putting a Velux in a position where it will send
natural light onto the new stairs of the conversion. Skyline has the experience
to fit any type of Velux roof window that you may require.
We only use Velux roof windows and we are registered on their database of
approved installers. Velux brochures should be available from your local builders
merchants or you can visit the Velux website for more information on products
and accessories.

Staircases
The above photos show a variety of staircases
with balustrades or spindles that have been fitted by Skyline Loft Conversions.
Almost any pattern or design of newel post, string or handrail & spindle
can be matched, or the existing handrail & spindle can be changed to match
the new loft stairs components. Skyline can help with expert advice on the
right type of staircase to suit your particular conversion.
All types of staircases are available including single or double winders,
straight flights and flights that include quarter or half landings.
A choice of finishes are available; standard square or turned newel posts
and spindles open or closed strings, softwood or hardwood stair components.
All of our staircases are custom made to your requirements by a local joinery
workshop.

En-suites
It is usually possible to construct an
en-suite in most average size loft conversions. Although dormers are usually
needed, with careful planning it can be possible to have an en-suite in a
larger Velux style conversion. In some circumstances the door can be moved,
turning the en-suite into a bathroom, which can then be accessed by other
persons without having to enter the bedroom.
Skyline's Corgi registered plumbers will install and connect the sanitary
ware to the en-suite or bathroom. We can also carry out any necessary tiling
to the wall and floor areas.

Interiors
The interior of the new conversion will be completed
to the client specification. Skirting, architraves and doors will normally
match the rest of the house where possible. Built in wardrobes can be provided
if required, and different types of wooden floor coverings can also be fitted.
Skyline will put all the finishing touches to the new loft conversion, leaving
it ready to be decorated and the carpets fitted.
Please note: Decoration can be arranged if required.
'Part' loft conversions (structure
only)
Skyline offer a structure only or 'Part' loft
conversion, which is mainly aimed at clients who are either in the construction
industry or have family or friends who are in a position to help finish the
conversion. With a part conversion Skyline will carry out all the structural
and outside work, which will include constructing the floor, constructing
the dormer/s if required, fitting the Velux roof windows, fitting the stairs
and any internal carpentry. Electrical and plumbing, insulation, boarding,
plastering and the final finishing of the conversion are not normally included
in a structure only or 'Part' loft conversion.
If required, we will produce the necessary drawings, make an application and
gain approvals from the local authority building regulations department. However
we cannot be responsible for the issue of the completion certificate unless
we take on the full conversion.
